Tenant FAQs

All inclusive – The rent you pay is inclusive of council tax, gas, water, electricity, tv license and superfast 350mb broadband. You just enjoy the place and your Hausmates and we take are of the rest. All we ask is that you are considerate when using the property (i.e. not leaving the windows open and heating on full during the winter) to make sure bills don’t exceed the average usage levels.

Furniture & cleaning – Our standard setup for each room includes a bed, wardrobe, chest of drawers, desk, chair, lamp and pictures on the walls so you can move in quickly and feel right at home. All properties include large fridges and cutlery as standard. A regular cleaner will clean the common areas so you don’t have to worry about a cleaning rota.

Becoming a tenant – Our properties are ideal for working professionals who are looking for a “modern, clean and quiet” place to live amongst peers.

When applying for a room we require the below references:
– Proof of ID (passport / driving license) + visa if applicable
– Proof of employment (employment contract or pay slips)
– 3 months bank statements
– Previous landlord reference
– 3 year address history

Deposit – All deposits are registered and protected by the Deposit Protection Service scheme (see link for details https://www.depositprotection.com/ ). You will be given the deposit reference number soon after you move in. We keep and inventory list to keep track of the condition of all contents. Deposits cannot be used to pay the last month’s rent but equally deductions can only be made if damage is caused in the property and even then permission has to be given in writing. We normally find that tenants receive their entire deposit back because everyone takes great care in their Hausshares.

Contract – We use standard AST (Assured Shorthold Tenancy) agreements. These are very common in London and the UK. We will email you a copy once signed by both parties for your record. If your circumstances changes significantly (e.g. you lose your job) we will in some circumstances allow you to break the contract early if a suitable replacement is found (a fee applies).

Cleaning – All properties are regularly cleaned by a professional cleaner. All common parts are cleaned so all you have to look after is your own room. We ask that you are kind to our cleaner and help tidy up the common areas so she can clean.

Rent – We ask all tenants to set up a standing order from a UK bank account to pay rent. We advise setting up the standing order 4 days before the day it’s due to allow for seasonal and bank holidays without payment delays. All bills are included in your rent so you don’t have to worry about anything other than the one payment to us a month.

Charges & fees – There are no fees or charges unless you break you contract early. You pay one week’s holding deposit to take the room off the market while we check your references and this amount is added to your DPS protected deposit upon signing the rental contract. No hidden fees or charges - simple!  

Maintenance & repairs – If anything needs fixing please call one of our team who will organise for a contractor to look after the issue. In case of emergency we will provide you with a dedicated number for out of office hours. Sometimes we may ask you to provide access to the tradesmen.

Our properties are modern, clean, fully furnished and come with free superfast wifi and weekly cleaners. The properties are located in convenient transport locations for an easy commute to work.
